Cornerstone’s role was hired to lead the commissioning process. This High Containment Research Facility is one of the NIH NIAID funded regional biocontainment laboratories. Spaces include BSL2, BSL3 laboratories and an extensive ABSL3 vivarium with cage wash area, aerobiology suite, insectary and tissue digester. This has been cited as one of the best performing NIAID RBLs and also achieved a highly successful annual performance verification process, also led by Cornerstone Commissioning.
Hach Hall Chemistry Facilities

Cornerstone's role was hired to lead the commissioning process with the balancing contractor and envelope commissioning firms as our subs. Hach Hall is a hood-dense laboratory building with over 230 fume hoods in research and teaching labs. Energy efficiency and sustainability were significant goals for this facility and are proving o be a reality. The sophisticated lab was successfully turned over to the Owner in the fall of 2010.

Cornerstone is leading the commissioning process for this stunning laboratory facility. The facility includes extensive wet labs, teaching labs, large amphitheatre and smaller classrooms, faculty offices, post-doc offices, conference rooms, lounges and a greenhouse. This facility is targeted for LEED Platinum, with many highly energy efficient system features to achieve an amazingly low BTUh/SF energy consumption value.

Cornerstone's role was as commissioning authority on this LEED Gold certified dormitory. Significant trouble-shooting occurred during the commissioning process to address system deficiencies and anomalies. Cornerstone persisted to drive commissioning issues to resolution in this residential facility. We were then hired to provide commissioning services for the renovation of MIT's oldest residence hall. Other projects that Cornerstone has done at MIT include Building 66 joint venture containment lab with Novartis and chilled water plants.

Cornerstone was the lead commissioning authority for multiple dormitory and student living center projects, including McLaughlin Cluster Dorms (342 beds / $41M), Tuck Dorms (162 beds / $29M), Tuck Living & Learning Center (85 beds, classrooms, study rooms / $27M).
Modular BSL3 Laboratory
Client: Iowa State University

This project consisted of manufacturing and setting up of one modular section with four (4) laboratory areas dedicated for Biosafety Level 3 production laboratory space. The building was designed to work with other modular sections in the future. There is one program level to the building, and a separate mechanical space that houses mechanical systems. The laboratory was designed and constructed to comply with guidelines recommended in the BMBL -5th Edition. Cornerstone commissioned the entire laboratory. Based on the success of this project the University is currently in the process of adding a second Modular laboratory to this structure.
